    PARTNERSHIP SUMMARY

    We have Enthusiastically Expressed our Interest in Partnering with SCHREIER DEZIN HOME, LLC in your quest to contribute to the revitalization of Naples Park. We were very impressed, and very excited with your concept, and the niche you are planning to fill in Naples Park as well as potentially other areas of Naples.

    Lyn has most recently asked us to break down what services we would be including, and what we are Willing and Able to do regarding commission reduction.

    As a Prior Broker and Owner of our Own Firm for 16+ years with Over 300 Agents, My hands always begin to shake a bit as we talk about commission reductions because my experience tells me that Agents making promises are often Willing to reduce their commissions in certain circumstances, but not always Able to when the time comes since the Broker of the company controls the commission and services the agents can actually offer.

    We have found that really very few Agents are truly Able to deviate substantially from commission “norms”. Because of our arrangement with our Broker, we are Able to do almost anything with our commission arrangement with our Clients, and of course we are Willing to offer commission reductions as we continue in a Long-Term Relationship. As we mentioned, we would be willing to list and extensively market the first 2 homes at 5% of the total purchase price paid by buyer at closing if there is a cooperating Broker representing the buyer.  The cooperating Broker would receive 50% of the commission (2.5%) from Premiere Plus Realty at closing.  If there is not a cooperating Broker representing the buyer, the Seller will only pay a 4% commission to Premiere Plus Realty.

    This is the only fee you would be charged. All the upfront creation, management, and implementation of the marketing collateral, websites, web pages, landing pages, search engine optimization, videos, drone videos and photography, facebook and google ads and campaigns, is all done free of charge. Although print marketing is not very effective in today’s world, we do utilize newspaper and magazine marketing and articles, as well as local real estate magazines, postcards, and other types of mailings in certain situations. Again, there is never any additional charges as we do whatever is necessary to get as many potential buyers to see the homes we are representing. All of the above usually represents several hundreds of hours of initial andf ongoing work as we do what needs to be done to sell the homes for our sellers.

    At the beginning of our partnership, we expect the amount of time and monetary investment will be quite substantial, and heavily front-loaded. We consider all the time and $$ spent initially to be an investment in Our Partnership. We consider this substantial investment to be a cost of doing business if it is to be done properly, and at a very high level. After the initial creation of websites and initial marketing collateral, much of it may be able to be tweaked or re-used in different ways, but much of our initial investment in the overall project will be applied in the beginning stages.

    In an effort to assist you, as the seller, in recouping a portion of your upfront costs, we would propose that, after the sale of the first 2 homes, the commission would be reduced to 4.5% of the total purchase price paid by buyer at closing if there is a cooperating Broker representing the buyer.  The cooperating Broker would still receive a 2.5% co-broke commission from Premiere Plus Realty at closing. This is very important to maintain interest from potential cooperating realtors.  If there is not a cooperating Broker representing the buyer, the Seller will only pay a 3.5% commission to Premiere Plus Realty. With a Sale Price of $3,500,000, the Commission Savings Would Be $17,500.00! We Imagine it may be not be too difficult to find an Agent to promise larger commission savings, but I would question the level of marketing you may expect, and even whether they have the proper authority to make such a promise.

    As our partnership continues to blossom, further enhancements to commission structure could obviously be discussed as Partners.
